A chimney consultancy is an expert assessment of your chimney system, not just the flue, but the fireplace, the room, the ventilation, the structure, and everything else that affects how the whole thing performs. We look at what's there, how it was built, how it's been used, and why it might not be working as it should. You get a clear diagnosis and straightforward advice. No jargon, no upselling, no telling you you need three things done when one will fix it.

When Do You Need a Chimney Consultation?

You're having unexplained problems

Smoke coming back into the room. A smell you can't trace. Noise in the flue when the wind picks up. Slow draw that nothing seems to fix. These aren't always obvious to diagnose and guessing at solutions is expensive. A proper consultation starts with a proper look.

You've had work done and something isn't right

Renovation work, loft conversions, extensions, new windows, new extraction, any of these can change how a chimney performs. If something changed after building work and the chimney hasn't been the same since, there's usually a traceable reason for it. We find it.

You want a second opinion

You've had a report from another sweep or surveyor and you're not sure you trust it, can't understand it, or the recommended works seem excessive. We'll review the findings independently and give you our honest assessment.

Home buyer surveys don't assess chimneys in any meaningful depth. If you're purchasing a property with fireplaces and want to know what you're actually taking on before exchange, a chimney consultation gives you that clarity.

What the Consultation Covers

Every consultation is different, but typically includes a full visual inspection of the chimney system internally and externally, a review of the fireplace and appliance, an assessment of room ventilation, and where relevant, a CCTV camera inspection of the flue. We consider everything that affects performance: the design, the construction, the fuel being used, changes made over time, and external factors like roof height and neighbouring structures. You'll leave with a clear understanding of what's going on, a written summary of findings, and specific recommendations for next steps whether that's remedial work, further investigation, or simply reassurance that everything is fine as it is.

Straightforward Advice, Not a Sales Pitch

We don't do consultations as a way to generate work for ourselves. The whole point is to give you accurate information so you can make an informed decision. If the chimney is fine, we'll say so. If it needs work, we'll tell you exactly what, why, and what a reasonable cost for that looks like, whether you book it with us or someone else. How long does a chimney consultation take?

Most residential consultations take between 60 and 90 minutes depending on the complexity of the chimney and the issues involved. If CCTV inspection is included, allow up to two hours.

What's the difference between a chimney inspection and a chimney consultation?

An inspection is primarily a structured technical check — sweep, camera, tests, certificate. A consultation is a broader diagnostic service for situations where there's a specific problem, dispute, or decision that needs expert input. Many consultations include an inspection as part of the process.

Can you provide a written report after a consultation?

Yes. All consultations include a written summary of findings and recommendations, with photographs where relevant. This can be used for insurance purposes, building disputes, property transactions, or instructing contractors.

Do you consult on properties with more than one chimney?

Yes. We assess each flue individually. If you have multiple chimneys or a complex system, let us know when you get in touch and we'll factor that into the time and quote.

Can you work with my architect or builder directly?

Absolutely. We're used to working alongside architects, structural engineers, and project managers. We can provide findings in a format that's useful for your project team.
